What driveway sealing does here

A seal coating is a surface layer, not a repair. The difference matters.

It slows the oxidation

Ultraviolet breaks down the binder holding the stone together, and there is a great deal more of it here than in the places most sealcoating advice is written for. The drive goes black, then grey, then gritty as the stone at the surface stops being held. A coat takes the sun instead of the asphalt.

It keeps water out of the base

Once the surface opens up, water gets underneath, and metro Atlanta takes around fifty inches of rain a year onto red clay that holds it rather than draining it. The water does not leave. It sits under the pavement and softens what the drive is standing on, and most failure here starts there.

What it will not fix

Sealer is not a repair. It will not bind a drive that is already crumbling, close a pothole, or hold together alligator cracking where the base has gone. If yours is at that stage we will say so, because sealing it is money wasted.

How long it lasts

It depends on where the drive sits. The section in full sun greys and wants doing sooner. The section under canopy keeps its colour for years, and sealing that on the same cycle is usually paying for a coat the asphalt did not need. Judge it from the apron and the patch by the garage, which take the hardest use.

How much does it cost?

It depends on the size of the driveway and what shape it is in. Around here the preparation is often a bigger share of the job than people expect, because a sun-beaten surface has to be cleaned back and a shaded one usually has algae to deal with first. Does mine actually need it?

Rub a hand across it. If it comes away grey and gritty the sun has taken the binder off the top and it is due. Still dark, no grit, water beading means it can wait, and we will tell you that.

What time of year?

Most of the year. Georgia does not shut the season the way the north does, so it is a forecast question rather than a deadline. The two best stretches are late April into early June and September into early November.

The temperature rule, and which end of the season is better

How long until I can park on it?

24 to 48 hours depending on weather. Worth knowing for the fortnight after: in real heat a new coat stays soft enough to scuff, so roll the car forward as you turn rather than winding the wheel against a standing tyre.

Do you fill cracks?

Yes, and it is part of the price, not an add-on. Sealer is not a filler, so an open crack is filled and given time to set before any coat goes over it.

Do you do driveway repair?

Small repairs, yes, with nothing added on top. Cracks get filled, and a spot that has crumbled or opened into a pothole is cut out and patched before the coat goes on, all inside the one price. When a drive is past patching, often a soft stretch at the low end where water sits on the clay, the honest answer is resurfacing, and that is what you will hear rather than a quote to seal it.

My driveway is brand new. Can you seal it?

Not yet. Fresh pavement needs six to twelve months to harden and let its oils escape, and a coat put on sooner seals them in. Ask again once it has been through a Georgia summer.

What do I need to do before you come?

Get every vehicle off it, even the one parked at the road end, and switch off any irrigation zone that reaches the drive for the day. Nothing else is needed.

What happens if it rains?

The date slides. Summer storms here build in the afternoon, so work starts at first light, and if the radar shows one heading in before the coat has had its dry hours, the job goes to the next clear day at no cost to you.

Is blacktop the same as asphalt?

Do you seal concrete?

No, asphalt only. Concrete takes a different product and a different process. Some driveway sealers offer both. We stay with asphalt.
